Aside from the luxury apartments being planned for The Corners of Brookfield, the Mandel group is also planning another project next to Sendik's Towne Centre.
Two high-end apartment buildings are being planned next to Sendik's Towne Centre, reported the Milwaukee Journal Sentinel. The developers, Mandel Group Inc., plan to submit proposals for the two developments that would be at the southwest corner of Thomson Drive and Brookfield Road, the other at the northeast corner of Thomson Drive and Richfield Parkway. The Marcus Corporation and the Mandel Group are also teaming up to develop 150 luxury apartments within The Corners of Brookfield. The apartments will be part of a building complex that will also feature national specialty and fashion retail, which includes Von Maur.
The Marcus Corporation and the Mandel Group are teaming up to develop 150 luxury apartments within The Corners of Brookfield. The apartments will be built above the retail shops in the open-air, town-center-style fashion development in the Town of Brookfield, according to a press release. The residential apartments, which will include a broad range of sizes and floorplans, will be constructed on upper-floor levels overlooking a central park space that is a focal point of the development. Amenities will include balconies, concierge services, a social media center for residents, and a health and fitness center. The Town of Brookfield's request to become a village is on hold as a judge allows the Town of Waukesha to appeal issues before the incorporation bid proceeds. Waukesha County Circuit Judge James Kieffer on Monday granted the Town of Waukesha's request to stay the incorporation proceedings until the District IV Court of Appeals rules on Town of Waukesha appeals. Kieffer's ruling effectively cancels an Oct. 23 public hearing at Brookfield Town Hall, in which the state Department of Administration had planned to seek public input on the incorporation request to aid in its decision-making. Should the Town of Brookfield be allowed to incorporate as a village? Can it incorporate using lands from the Town of Waukesha over that town's objection? A state agency will take public input on the Town of Brookfield's incorporation request at a hearing from 1 to 7 p.m. Tuesday, Oct. 23 at Brookfield Town Hall, 645 Janacek Rd. A proposed $39.5 million Town of Brookfield public financing plan — with greater guarantees from the Marcus Corp. against town default — won mixed reviews from town residents at a packed public hearing Wednesday night. Some called the project a refreshing, needed upgrade of the "eyesore" of the shuttered and relocated Menards store and Marcus theater, and a way to boost the town's tax base for the future. (Updated with reaction from city, town officials) Mediation has failed between the Town of Brookfield and adjacent municipalities, sending the Town's request to incorporate as a village back to a state agency for review and decision. Waukesha County Circuit Judge James Kieffer on Thursday lifted a six-month stay on the state's review of the town's incorporation. Another circuit judge had imposed the delay last spring after leaders of the Town, Cities of Brookfield and Waukesha and Village of Sussex sought time to try to mediate common issues surrounding border agreements, consolidation and annexations. A review panel Tuesday raised concerns about the viability of a proposed $37 million Town of Brookfield public financing plan intended to help spur a major retail-office-housing redevelopment. Representatives of Waukesha County, the Waukesha School District and Waukesha County Technical College questioned whether the ambitious project, which would include Wisconsin's first Von Maur store, could generate enough tax revenue to pay $37 million in town debt by a 2028 deadline. Plans to open new retail development — including a Von Maur store — pushed back more than a year because of worries about how long it would take to repay town's investment, newspaper reports.
When plans to open a shopping center in the Town of Brookfield that would house Wisconsin's first Von Maur department store were unveiled in March 2011, developers had hoped to start construction that summer — and to be open for business by the 2012 holiday season. Seventeen months later, however, construction on The Corners has yet to begin and officials now say the development, located at Blue Mound Road near Barker Road, probably won't open until November 2014. The Milwaukee Journal Sentinel reported Sunday that the much of the delay is due to concerns about how many years it would take the development's property taxes to pay off the town's debt.
